Move-Out Cleaning Checklist for Denver Renters

We have helped hundreds of renters across Denver Metro get their deposits back. This is the checklist we use. Go room by room and do not skip the small stuff.

Why Move-Out Cleaning Matters More Than You Think

Security deposits in Colorado can legally be withheld if a landlord determines that the rental was not returned in the same condition it was rented in, normal wear and tear excepted. That phrase, "normal wear and tear," gets misunderstood all the time. Faded paint is normal wear and tear. A greasy oven is not. Carpet compression from furniture is normal. Built-up grime in a bathtub is not.

Landlords have up to 30 days to return your deposit in Colorado, and they are required to itemize any deductions. A dirty oven, stained grout, or fingerprints on light switches are all line items that can appear on that list. Most of them are completely preventable with the right cleaning.

We service move-out cleans across Thornton, Aurora, Westminster, Broomfield, Arvada, Centennial, Parker, Lakewood, and more. The checklist we use follows the same 70-point standard we apply to every move-out job. Walk through it room by room and you give yourself the best possible chance of getting your full deposit back.

Before You Start: Pull Out Your Move-In Checklist

If you completed a move-in inspection report when you first moved in, find it now. This document records any pre-existing damage, stains, or issues that were present before you arrived. It is your protection against being charged for damage that was there before you moved in. If you did not get a move-in inspection, take photos before you start cleaning so you can document the current state of every room.

Compare what you see against what the checklist says. Anything that was already documented does not need to be fixed or cleaned beyond what it was when you moved in.

The Areas Landlords Check First

In our experience cleaning for renters across Denver Metro, these are the spots that come up most often on landlord deduction lists:

  • Inside the oven: Baked-on grease is one of the most common deductions. It is also one of the hardest to clean once it has had time to harden.
  • Refrigerator interior: Spills that are not cleaned dry and stick to the shelves. Drawers with old food residue.
  • Bathroom grout: Especially in showers. Pink or black mildew stains between tiles.
  • Baseboards: Surprisingly visible to landlords doing a walk-through. Dust and grime collect here.
  • Behind appliances: Renters often pull the stove and refrigerator out to clean behind them for the first time on the way out.
  • Walls: Scuffs, marks, and crayon or pen marks that were added over time.
  • Windows: Not just the glass but the tracks, which collect dirt and dead insects.

How Long Does a Move-Out Clean Take?

A thorough move-out clean on a standard one-bedroom apartment typically takes four to six hours if done carefully. A two-bedroom takes six to nine hours. A three-bedroom home can take a full day. These estimates assume the home was reasonably maintained. If there has been significant buildup in the kitchen or bathrooms, plan for longer.

When our team handles a move-out clean, we bring two to three cleaners so the job gets done faster without cutting corners. We have done enough of these to know exactly what landlords look for in this area, and we work to that standard every time.

What to Do After the Clean

Once everything is clean, do a walk-through with fresh eyes. Go room by room the same way your landlord will. Look at:

  • Every cabinet interior (open each one)
  • The inside of every appliance
  • The space under and behind the stove and refrigerator
  • Every baseboard in every room
  • Window sills and tracks
  • Ceiling fans and light fixtures
  • Every light switch

Take photos of every room after you complete the clean. Date-stamped photos give you documentation if there is ever a dispute about the condition you left the property in. This matters, and it takes about five minutes.

When It Makes Sense to Hire a Professional

Move-out cleaning is one of those tasks where it genuinely pays to get it right. If your deposit is several hundred dollars or more, hiring a professional service that specializes in move-out cleans often costs less than the deductions a landlord might take for an incomplete job.

We offer move-out cleaning throughout Denver Metro. Our service follows the same 70-point checklist that is detailed on our full cleaning checklist page, and we stand behind the work with our satisfaction guarantee. We finish with a final walkthrough, and if an issue turns up that could not be seen then, report it to us within 24 hours and we come back to re-clean those areas at no extra charge.

If you are moving and need this done right the first time, get in touch. We can often schedule within a few days, and we work around your move-out timeline.
